<p>They have more than 50 years operating experience in North America’s most challenging basins to their land-based U.S. Operations with a strategy of creating value for customers – through advances in drilling technology and exceptional standards of excellence.</p>
<p> The project will be located on 50 acres in Cresson, Texas, just outside of Weatherford.  At this time the facility is planned for 41,150 square feet of office and warehouse/industrial space.</p>
<p>Design will start immediately with construction planned to begin April 2012 and complete by October 2012.</p>

			<content:encoded><![CDATA[<p>How many times have you started on a project without having a budget in mind?  It is like looking for a new home without knowing how much you can afford.  It may be fun and exciting at first but ultimately there is a “magic” number out there that will make or break a project.  Elements decided to take a proactive approach to finding that number by providing Schematic Cost Estimating for many of our Clients.<span id="more-420"></span></p>
<p>Cost control is a critical part of the design process and begins at the programming phase of any project whether it is a renovation, new building or addition. The team works to ensure that any special conditions or requirements have been thoroughly identified and discussed with the client, and that project scope is clear and concise in order to establish a complete cost estimate.  Element’s team has extensive experience in construction and maintains historical cost estimating logs for each project. This along with close contractor relationships and use of RMS Means Cost Works software allows us to develop a complete opinion of probable construction, which then allows the owner to evaluate budget, scope and the feasibility of any given project.</p>
<h3><em>Example:</em></h3>
<p style="padding-left: 30px;"><strong><em>Client: University of North Texas<br />Construction Cost: $985,000 (current estimate)<br />Team: Project Management/Architectural: Elements of Architecture</em></strong></p>
<p style="padding-left: 30px;"><em> Elements was procured to perform an analysis of an existing abandoned warehouse facility acquired by the University of North Texas for the development of a Research Collections Library (RCL) to address the immediate aggressive growth in research collections. Due to the stringent environmental requirements for a facility of this type, the entire building envelope was slated for retrofit for this use compliance as well as new current energy code requirements.  Field observations were performed, along with soils and structural testing to document existing conditions and provide research information required to develop a Feasibility Study for the client to use in their decision making. In addition to the Feasibility Study, Programming and Schematic Design, an opinion of probable construction cost was developed for the owner’s consideration.  As a result of the information in the feasibility study and the opinion of probable construction cost, the owner elected to move forward through construction documents and has since issued for public bid.  The result:  95% of all contractors who bid on this project fell under our initial cost estimate.</em></p>
<p>So what does that mean?  It means that allowing Elements of Architecture to develop your program and schematic cost estimate, you will be able to clearly define the scope of the project, prepare realistic total project budgets and spend less time worrying.</p>
